Repeat after me.A house bought on credit is a liability, not an asset.Five years ago, most people laughed when I would say that. Those people are now all bankrupt.

You pay the interest up front on a mortgage,that's why if you look at your statement you see only a small fraction going to the principle and the bulk to interest. You don't really start making headway on the principle for about 10 years. People who bought 10 years or more ago should be ok. Those who bought since are gonna get screwed.

Here's what happened...The Clinton era prosperity was turned into a big housing mkt bubble. That bubble was played like a 'pyramid party' by the bankers. The more people they sucked in, the more money they made.They milked it for all it was worth.Then the whole thing collapsed, like the pyramid it was.Questions??

I feel your pain... if you still have equity in this market it means that you've either owned for more than 10 years and havent re-fi'e once, or that you bought all cash.

There could be many reasons why I am trapped. What about divorce, or I need to move to another state or city for job or family needs? The whole point is that the "equity" is no longer existing when house values are driven down below the financed price by foreclosures in the neighborhood. Also, now that the entire economy is affected by this crisis, my small business is failing while I remain a slave to my mortgage.

so, if you bought a home without overstretching and you didn't have a quick turn-around scheme, you can't really be "trapped", right? Especially with all the equity you've built with 7 years of payments. You could *maybe* claim you're trapped if you want to move up to a better house soon - but in that case, you can sell cheap and buy cheap, and it's a wash... unless, of course, you did use a home equity loan to buy Hitler's Camaro SS :). happy new year!
